A vacation rental security deposit protects you against damage, breakage or a property left in a poor state. But between cash, bank transfers and card holds, which method should you choose? Here is a clear comparison and some best practice.
Deposit vs down payment
- A down payment is part of the rental price, paid when booking.
- A security deposit is not a payment: it is a guarantee, returned in full if there is no damage.
State the deposit amount and the conditions for keeping it in your rental agreement or booking terms.
How much should you ask?
There is no single required amount. In practice hosts usually ask for:
- a flat amount between €200 and €1,000 depending on the property;
- or a percentage of the stay, often around 20–30%.
A reasonable amount reassures guests without putting them off.

Card pre-authorisation
The most modern option: the guest's bank holds the amount on their card without charging it. After the stay, if everything is fine, the hold is released. If there is damage, you capture all or part of it.
A pre-authorisation is only valid for a limited time, which is why the request is best sent shortly before arrival rather than at booking.

What about Airbnb?
Airbnb forbids asking for payments or deposits outside its platform for bookings made there, and offers its own protection. The automatic deposit is therefore mainly for your direct bookings and for platforms that allow it. Always check each platform's terms.

- Announce the amount and retention conditions before booking.
- Do a photo inspection at check-in and checkout.
- Only retain justified amounts (invoice, quote, photos).
- Talk to the guest quickly if something is wrong.
